My land development is not selling. What should I do?

Before touching the ad, run the diagnosis in four layers, in this order: price and product, offer, distribution and communication. Each layer feeds the next, so fixing them out of order wastes money. The ad is the last suspect, almost never the first.

The four-layer diagnosis

1. Price and product. The question is a hard one: does the market accept this price for this lot, in this location? Warning signs in this layer: visits happen, but nobody closes; nearby competitors are turning over inventory and yours is not; the price list rises while demand falls. No campaign sells a product that is out of step with the market. Here the fix is repositioning the price, the product, or both, not media.

2. Offer. The right price can still die with a weak offer. The offer is the full package: down payment, installment plan, conditions to build, deed timeline, a benefit for whoever decides now. Compare your offer against the development that is selling in the same city. If the customer gets better terms from the competitor, the problem is not reach.

3. Distribution. A good offer needs to reach the sales desk. Check whether the real estate agents know the product, whether the commission is competitive, whether the digital lead reaches someone fast, and whether service does not die on weekends. A common funnel today combines digital capture and an on-site sales office; we cover that in on-site or digital sales office. A hot lead waiting two days for a callback is a sale handed to the competitor.

4. Communication. Only after the three previous layers does the ad come in. This is where creative, targeting, budget and message belong. If price, offer and distribution are already fixed and it still does not sell, then the campaign is the bottleneck and deserves a full review.

Why the order matters

Each layer multiplies the result of the next. Good communication amplifies a bad offer and speeds up the loss: more people show up only to find out the product does not add up. That is why the diagnosis moves up from the concrete to the abstract: from the physical product to the advertising. In practice, in the countryside

In land developments in the Northwest of São Paulo state that we took over after months of being stalled, the pattern repeats: the owner had switched agencies two or three times without anyone ever questioning the price list or the agents' service. In a mid-size city, where the buyer researches less and decides on trust, distribution weighs even more than in the capital. When the layered diagnosis is done honestly, the fix usually starts far from the ad, and the campaign starts performing on top of a base that finally supports the promise.
